About Wayne Muir
For over 30 years I have been a specialist in the Auckland commercial property market. A former valuer, I gained my valuation qualifications from Auckland University. I have experience from concluding sales of a large number of CBD investment holdings including many of Queen Street's significant buildings and redevelopment sites. This was invaluable on-the-job training for my future career.
My work has also included project selldowns and the provisioning of marketing programmes to produce outcomes for vendors of substantial holdings. One project at 17 Albert St won many marketing awards. This transaction was the first complete strata office selldown in New Zealand.
Being familiar with the Central Auckland market, I have well established relationships with major owners and developers. This has assisted with a wide range of sales where privacy is a consideration for the parties involved.
Major sites developed successfully with quality apartment outcomes include:
Waterloo Quadrant (the Connaught), Eden Crescent (Darlinghurst), Beach Road (the Antipodean under construction), and a range of significant sites in Mt Eden (Stokes Road and Mt Eden Road), the city fringe (Placemakers Cook St), and other investment quality buildings in Parnell and Newmarket.
More large-scale sales include:
The St James Theatre site in Queen St, 62 Queen St, 108 Queen St, 160 Queen St, 262/268 Queen St, 229 Queen St and 401 Queen St in addition to other CBD buildings in Wakefield St, High St, O'Connell St, Jean Batten Place, Fort St, Beach Road, Cook St, Anzac Ave, Symonds St and Stanley St among others, mostly within the CBD.
I have dealt with a number of special projects in other locations across the Auckland urban area and New Zealand.
If there is a problem, I have a reputation for bringing innovative solutions to the table, e.g. assisting lenders and borrowers in difficult situations requiring rationalisation.
Recently, I have worked with hotel developers via reconsented apartment sites and have net leased new accommodation buildings for the investment market in the CBD and hotel offerings for owners and operators.
My long time experience and exposure to the commercial property market enables me to address a very wide range of commercial property for the benefit of both vendors and buyers, including reformatting occupancy lease terms and conditions.
