With its central-North-Shore location, Glenfield is an easily accessible, well serviced suburb, popular with a wide demographic and with a history of great capital gain.

With its position in the 'middle' of the lower North Shore, Glenfield is a large suburb with easy access to the motorway.

Its popularity stems from its proximity to the city, local amenities such as the Glenfield Mall, and its great schools and bus services.

It has seven local schools, including five primary schools, one intermediate and one college. Part of the suburb is also in the coveted Westlake School Zone, yet rental prices are more affordable than in other Westlake zones, making it popular with tenants who have children.

"When the CVs were most recently reassessed in 2014, the Kaipatiki Ward had some of the highest increases in Auckland," says Glenfield salesperson and local Scott MacKenzie.

"It's popular with people moving to Auckland, from a range of overseas destinations, and has created one of the most diverse communities in Auckland," he says.

Glenfield Property Portfolio Manager Amanda Chue believes Glenfield has something to offer everyone. "It's a humble neighbourhood and a melting pot of the old and new," she says.

"It has great recreational facilities for families - the leisure centre, gym and pool, library and many local parks."

Understanding yield

Yield is an income return on an investment.

To generate the gross rental yield, calculate the gross annual income of the property and divide it by the purchase price. When generating net rental yield you’ll need to take other expenses such as mortgage and rates into consideration.
